Gauging Interest: Conflict over the Northern Sunset Vale

There's a swath of land that's been declared off-limits from the Lords' Alliance and the Zhentarim, no formal government (yet), no laws. How long will it last before someone moves in to claim the newly independent territory? Will Hills Edge step up and fill the power vacuum? Will adventurers flock to this lawless land to claim a piece of that sweet sweet real estate? Will a group of righteous heroes arise to defend the newly defenseless lands around Corm Orp?
Basically, I'm wondering if anyone is interested in playing out the natural chaos and perhaps the eventual formation of this sovereign state described in the new treaty. Conflicts. Bandits. Monsters. New Factions. I think it could be a compelling bit of storytelling if we do it right.
