Hello klinx. Those are known issues that i dont see them being fixed. Darkvision just doesnt work from items, while immunity does not work on most AoE and cloud spells, unless some are casted on you and not on the ground.

I think your item must be giving you Spell Immunity: Fear which is not the same as Immunity: Fear. The former protects you from the 4th level necromancy spell 'Fear' only. The latter protects from all sources of fear including dragon, lich and mummy auras.

I have an item that gives immunity: fear which I wear as it grants other benefits as well and it definitely works (at least I know I never had the Dragon in Durlags cause a fear effect on me until I accidentally forgot to wear it and nearly got a free trip to the fugue).
It is definitely immunity: fear, not spell immunity. However, I've not tested what would happen if aoe spell causing fear is cast on the ground. I just assumed it was like a Paladin fear immunity, which is probably a bad assumption.
