I would like to suggest that Clairaudience/Clairvoyance be implemented as a Scrying Spell that creates an immobile Scrying Sensor, different from Scrying in that it could be immobile and not subject to target saves.
Potential benefits:
It is how the spell is intended to work.
Potential detriments:
Currently familiar control does not work beyond Local-Say distance, forcing a character to be nearby to cast and use.
Impact to stealth/detection meta by reducing upper-bounds of Spot/Listen by 10.
Potential implementations could include having local-say in the vacinity of the sensor sent to the caster's chat/combat log, but that also seems fairly high-burden for a mechanic few people seem to use.

Clairaudience/Clairvoyance as a Scrying spell
I play a baker. Sometimes she provides counseling or treatment.
Ask about our Breadflower daily special to save five coppers off a purchase of five pastries.
She seems unusually interested in cursed items.
She has also been seeking a variety of gems and stones.
